5 Common Grout Mistakes Homeowners Make (And How to Avoid Them)

July 29, 2025

Hello !! Welcome to the top 5 grout cleaning and restoration fails.  We have visited a home of beautiful homes, and time and time again we are met with these issues. Read on so you don’t make the same mistakes !

Grout plays a crucial role in every tiled surface. It holds tiles in place, protects the structure beneath and prevents water from reaching areas where damage can occur.

However, grout is also porous. Over time it absorbs dirt, soap residue, grease and moisture. As a result, grout lines often darken or become stained long before the tiles themselves look worn.

When this happens, many homeowners attempt quick fixes that unfortunately make the situation worse.

Below are five common grout mistakes we see in homes across Belfast and Northern Ireland and why they should always be avoided.

1. Putting Silicone Over Dirty Grout Lines

One of the most damaging mistakes we encounter is when someone applies silicone over dirty grout in an attempt to make a shower look clean.

At first glance, it might seem like a quick solution. Unfortunately, it usually creates a much bigger problem.

Silicone is designed to seal surfaces such as shower trays, baths and sinks. It is not designed to cover grout lines.

When silicone is applied over grout:

  • it traps dirt and bacteria beneath the seal

  • it prevents grout from breathing

  • it bonds into the porous grout surface

Once silicone soaks into grout lines, removing it becomes extremely difficult. In many cases, the grout becomes damaged during removal and must be replaced entirely.

Instead of hiding dirty grout with silicone, the correct solution is professional grout cleaning or restoration.

2. Using a Grout Pen Over Dirty Grout

Grout pens have become popular because they promise quick cosmetic improvements.

However, many people apply grout pens directly onto grout that has not been properly cleaned.

When this happens, the pen simply paints over the dirt.

This creates several issues:

  • stains remain trapped beneath the coating

  • the colour wears away quickly

  • the grout surface becomes uneven

Proper grout colour sealing or restoration always begins with thorough cleaning first. Without this preparation, cosmetic treatments rarely last.

3. Scrubbing Grout Too Aggressively

Many homeowners try to remove grout stains using stiff brushes and strong chemicals.

While the intention is understandable, excessive scrubbing can gradually wear away the grout itself.

Remember, grout is slightly softer than tile.

When you scrub grout repeatedly:

  • the top layer begins to erode

  • grout becomes thinner

  • the adhesive beneath tiles may start to show through

We often see floors where the grout has been worn away so much that the tile adhesive is visible between the tiles.

Once grout reaches this stage, cleaning alone cannot fix the problem. Regrouting becomes necessary.

4. Ignoring Cracked or Crumbling Grout

Small cracks in grout might not seem serious at first.

However, grout acts as a protective barrier between tiles. When it cracks or crumbles, water can begin to travel behind the tiles.

Over time this moisture can cause:

  • mould growth

  • loose tiles

  • structural damage beneath the surface

Because of this, cracked grout should always be repaired quickly.

Professional grout restoration can remove weakened grout and replace it with fresh material, restoring both the appearance and protection of the tiled surface.

5. Using Harsh Household Cleaners on Grout

Many common bathroom cleaners contain strong chemicals designed to remove limescale and soap residue.

While these cleaners may work well on tiles, they can gradually damage grout.

Over time, harsh chemicals can:

  • weaken the grout structure

  • cause colour fading

  • make grout more porous

Instead of improving the appearance, frequent chemical cleaning can actually accelerate grout deterioration.

Specialist grout cleaning systems use controlled pressure, heat and appropriate cleaning solutions designed specifically for tiled surfaces.
